Spring – A Popular Time for Listing a House

Spring is officially here, and for real estate that means many homes are being listed. How will your listing stand out among others?  In the vast sea of homes, energy efficiency is a distinguishing factor that more and more buyers are seeking. Understanding the wants of the buyers and key features of the home are critical in successful sales. We recently spoke to two realtors who have listed and sold homes on which Eco Three has performed energy efficient upgrades or retrofits. Realtor Megan Kincaid with Arc Realty said, “Eco Three is a household name when it comes to selling your home! Several of my listings have had Eco Three upgrades in their homes.  We were able to sell very quickly since energy efficiency is a key selling point.”

Upgrading a Historic Listing in Forest Park

This home in the Forest Park neighborhood of Birmingham had a master suite that had been added in what was previously an attic. It was summer, and the owners knew there was some issue with keeping the master suite cool.  Before listing they wanted to address it. Realtor Mary Evans with Ray and Poynor said, “I called Jonathan with Eco Three. He and Elizabeth came over to inspect and immediately knew what needed to be done.” Eco Three air sealed the attic knee walls surrounding the master bedroom and bath and added some insulation where needed. With a small investment on energy efficient upgrades, the homeowners were able to move forward with the listing.  They were confident they could sell their home knowing it would be comfortable for future owners. Evans also said, “Showing the home was easier once we addressed the comfort and efficiency issue. Improving the master suite definitely helped close the deal.”

Buyer Trends

In Zillow’s 2018 Housing Trends Report research, “56% of buyers said energy efficiency was extremely important” when shopping for their next home. (1) “In Zillow’s Top Ten Features New Construction Buyers Really Want, they found that 50% of home buyers want an energy efficient home.” (2) Whether it is a new construction home or an existing home for sale, the trend is clear. Energy efficiency is right there with location, open floorplans, and specific finishes in terms of buyer priorities.
